Who is it for?

Estate agencies and contracted agencies holding a real estate trade authorisation certificate. Sites that also publish other people's listings (portal-style) have the additional obligations in the last section.

What every listing must show

The authorisation certificate number and the business name or title on the certificate, in easily readable form.

The property's province, district, neighbourhood, block and parcel details; the full address is not published. The full address is expressly excluded from this obligation.

The property details in Article 15/3: zoning and occupancy permit status; title type; size, age and actual use; floor, frontage, view; approximate distance to public transport and social venues; numbers and approximate sizes of rooms, living rooms, bathrooms, toilets and balconies; apartment, gated complex or detached status and amenities; for land, share, floor area ratio, planned building height and any crops; whether there are mortgages, seizures or similar restrictions. Building the site's listing form around these fields prevents incomplete listings from the start.

Listing content and duration

Only properties the agency is authorised to sell, market or let, under a written authorisation contract, are listed.

When the property is sold or let, the sale is abandoned or the authorisation contract ends, the listing is removed within three days. Keeping a sold listing online with a "sold" badge may conflict with this rule; removing it is safer.

Listing prices are not raised in ways inconsistent with general economic data and without a valid reason.

Service fee and client information

If the site mentions service fees: for sales they do not exceed 4% of the sale price excluding VAT; for lettings, one month's rent excluding VAT. Unless agreed otherwise, the fee is shared equally between the parties.

Agencies' authorisation certificates are checked on the Ministry's website or Information System before membership; agencies without one are not admitted.
